This diploma thesis is focused on the analysis and description of the development market in the Czech Republic. The thesis describes the specific activities leading to the development project in all its phases, presents the project risks and defines the security and specifications of the development projects. The analysis is focused on commercial office projects and it is formed in three successive levels, at the level of the Czech Republic, at the level of the analysis of the Prague and Brno markets, to a specific analysis of the selected project.

The development of risk free rate in economic context

This diploma thesis handles with risk free rate development in economic context. The aim of this diploma thesis is based particularly on the analysis of development risk free rate on chosen real estate markets. Other words spoken, the diploma thesis tries to discover connection between real estate markets through their yields and longterm risk free rate development. For better explicitness I have chosen four real estate markets: residential, office, retail and logistics market.

Master`s thesis topic is characteristic of office market and it`s distinction among other segments of reality market. Inseparable part of the thesis is also analysis of development between years 1995 and 2013 with orientation toward prague office market and it`s comparison with other european cities. Furthermore thesis discusses options of applicability of initial, reversionary and equivalent yields as comparable figures across investment and geographical markets and application of exit yield for property valuation in discounted cash-flow model. Established facts are applied on office building Rivergarden II-III in dynamically developing district Karlín in Prague 8.
